Thousands to flock to find out about how to buy a property across the Channel
PROPERTY prices in France are hitting bargain levels again, reigniting a wave of interest in hopping over the Channel to find the perfect property.
The credit crunch, volatile exchange rates and eurozone instability may have caused overseas property to have fallen off our radar in recent years but for many Francophiles, the desire to buy a property in France is as strong as ever.
And for those striking out now, there are plenty of bargains to be had. In fact, with vendors having to be realistic about the prices they can achieve, many properties are now available at prices that haven’t been seen for some years.
It’s still a buyer’s market, so a little negotiation can perhaps bring those price tags down ever further. However, prices are starting to rise again, especially for well presented properties in good locations, so if you’re dreaming of your own pied-a-terre, ski chalet or chateau, don’t leave it too long.
For those looking to take the plunge, the French Property Exhibition takes place at London’s Olympia next month, with a host of experts of hand to help guide you through the process, as well as showcasiing some of the bargains to be had.
A spokesman for the show said they expected interest from across Kent to be strong, given the proximity to the Continent.
They added: “The key to success is preparation, so make sure you understand what’s involved before you start your property hunt. The French property market has been less affected by the global recession than many countries due to its strict lending criteria – it’s never been a ‘boom and bust’ culture.
“It’s a safe and stable environment in which to buy, with the buyer being extremely well protected. In France, property deals become binding early on in the process, after the signing of an initial contract once the vendor and purchaser have agreed on a price – so there are no fears of gazumping or eleventh-hour changes of mind. The estate agency profession is strictly regulated and all property sales are overseen by a government-employed ‘notaire’.
“The higher buying costs in France - estate agency and notaire’s fees - are a less welcome difference, however, you get what you pay for and will receive a much more personal service from your French estate agent – as well as holding your hand throughout the process and accompanying you on property viewings, they will often continue to help you even after you’ve bought, for example, assisting with utilities connections or recommending builders.
“There’s help for those worried about the exchange rate too. Specialist currency companies can generally offer a much better deal than high-street banks and there are ways to minimise your risk from exchange rate fluctuations, such as using forward contracts to fix a rate in advance. This can make a significant difference to the price you pay for your property.”
